Rolling Hills Condo Market Update January 2022

Well another year is upon us and here at Rogers Realty Group LLC, we hope that everyone celebrated the end of another roller coaster of year in 2021 and left all the negativity behind. Lets jump right into 2022 and find out what the real estate market has been doing in the Rolling Hills Condominium community lately.

Recent Sales In Rolling Hills Condominium

2021 was a busy year in the Rolling Hills Condominium community with 17 total sales with sales prices ranging from $156,000.00 for a 1 bedroom 1 bathroom floor plan and the highest sale went for $220,000.00 in building seven that was located on the 6th floor. Out of the 17 sales 7 of them sold for over $200,000.00 and I am sure for many of you owners out there will see this reflected in your property taxes when the county raises them for 2022.

1 Bedroom Sales In Rolling Hills

With only two sales ranging in price between $153,000.00 – $156,000.00 I am personally shocked that the one bedrooms didn’t see as much of an increase in value compared to the surge in prices that the two bedrooms had over the last 12 months. One bedroom one bathrooms are less likely to come available for sale in the Rolling Hills Condo Community here in Davie Florida and this is probably why we didn’t see a larger value increase due to lack of why prices didn’t increase more.

2 Bedroom Sales in Rolling Hills

With a total of fifteen sales ranging in price from $165,000 – $220,000.00 I would say that this was one of the more active years for total sales in the Rolling Hills Condominium community as a whole. The highest sales price was in building 7 or the 3150 W Rolling Hills Circle address and it was the largest floor plan in the building with 1180 square feet under air. The lowest sales price was in the in building 9 or the 3300 W Rolling Hills Circle address for a first floor unit.

Real Estate Market Outlook For 2022

The real estate market in my opinion should slow down compared to 2021 in Davie Florida and this includes the Rolling Hills Condominium communities. Inventory is still relatively low in all markets and this is one of the driving factors that I do anticipate slightly higher sales prices for condos in the Rolling Hills Community and nearby areas surrounding Nova Southeastern University.
